Job Description:
House & Son, established in 1939, is one of the oldest, award winning, multi property agencies in the Bournemouth, Christchurch and Poole area. We specialise in properties for sale and properties for rent as well as offering a wide range of property services, including property management, property surveys, and independent mortgage advice.

We have a fantastic opportunity for a Lettings Manager to lead our successful team at our busy Bournemouth office, whilst overseeing the Winton office.

Requirements
Experience in a targeted lettings environment and a thorough knowledge of its workings.
Experience and ability to negotiate effectively both in winning instructions and the closing of a letting.
Leadership ability – role modelling professional behaviours, maintaining standards, making well-judged decisions, adapting to change, and communicating clearly and effectively.
Excellent interpersonal, communication and relationship building skills and enjoy working as part of a team.
Experience and ability to communicate effectively with both landlords and tenants/applicants, in person, by telephone and in correspondence.
Good administration and computer skills.
The ability to network amongst fellow professionals in the industry.
Full UK driving licence, with a clean driving record.
Demonstrates a high level of commitment, reliability and engagement in their role.
Duties
Manage and develop the residential and student lettings operations across both offices and contribute to securing new instructions and the continued growth of the department.
To lead and motivate the department by empowering them to achieve targets and support with preparation for promotional campaigns. Reporting to the Directors as necessary.
Conduct morning meetings with the team.
Managing the team's workload and ongoing task allocation, incorporating annual leave requests in line with customer requirements.
Responsible for training and development with current legislation to lettings department.
Participating in recruitment and onboarding of new staff.
To oversee or conduct deposit protection with the relevant scheme, formal notices to be served, copies of all safety regulations on files.
Dealing with enquiries from prospective landlords both on the telephone and in person.
Inspecting properties and carrying out lettings valuations, preparation of letting material, and preparation of local advertising.
Dealing with enquires from prospective applicants, on the telephone, via the internet, and in person.
Carrying out viewings and negotiating lettings, and progressing lettings with all parties concerned.
The ability to manage potentially difficult and challenging situations confidently and calmly.
Promoting other aspects of the business, including Sales, Property Management & Surveys.
Standing in for other members of staff during lunchtime, holidays and sickness, as necessary.
Other miscellaneous duties as necessary consistent with the employment within a mixed practice of this type.
Hours of Work
Your regular working hours will average at 41.25 hours per week, structured as follows:
Monday to Friday: 9am to 6pm (with a deduction of four hours on one day as compensation for Saturday work)
Alternate Saturdays: 9am to 4pm
With a one hour unpaid lunch break (30 minutes on Saturday's), and such additional hours as are necessary for the proper performance of your duties. Lunchtime is to be arranged in conjunction with other members of staff to enable the office to remain manned.
Holidays are at a scale of 20 days per annum for the period 1 January to 31 December on a pro-rata basis per number of completed months. Holiday entitlement increases to 21 days per year from the January following 2 years continuous employment, with one additional day per year, up to a maximum of 25 days.
