Job Advert: Principal Estates Officer (Maternity Cover) Location: Briton Ferry, Neath, SA11 2GG, United Kingdom Directorate: Environment and Regeneration Section: Strategic Property & Valuation Management Contract Type: Temporary (Maternity Cover) Duration: 30 Weeks Start Date: 28 June 2025 Hours: 37 hours per week Rate: PAYE: £22.65 per hour |Umbrella: £29.02 per hour About the Role: We are seeking a skilled Principal Estates Officer to join our Strategic Property & Valuation Management team on a temporary basis to cover maternity leave. This role is key to managing a diverse property portfolio, supporting corporate objectives, and delivering professional estate management and valuation services. Main Duties and Responsibilities: Assist in managing the property portfolio, including commercial, industrial, recreational, agricultural land, and development sites. Support the Principal Estates Manager with asset valuations and provide expert advice to client departments. Negotiate lease agreements, licences, rent reviews, easements, and wayleaves. Conduct rating and insurance valuations and offer professional guidance. Manage acquisitions and disposals of land and buildings to meet targets. Support strategic priorities and redevelopment initiatives. Produce reports, attend meetings, and provide professional advice as required. Ensure compliance with corporate policies, including child protection, health, safety, security, confidentiality, and data protection. Promote equal opportunities and contribute to organisational ethos and aims. Deputise for senior managers and undertake additional duties as needed. Essential Requirements: Experience: Extensive experience in property management, disposal, and acquisition; proven negotiation skills; experience in a multi-disciplined environment; collaboration with external partners; proficiency with standard IT packages. Knowledge: Strong understanding of Landlord and Tenant Legislation, asset valuation (R.I.C.S., C.I.P.F.A., I.F.R.S. guidelines), and Compulsory Purchase Legislation. Education: Relevant property-related degree or equivalent; RICS qualified; RICS Valuer Registration. Skills: Effective communication, interpersonal, and presentation skills; ability to write concise reports; strong analytical, organisational, and reasoning skills; ability to work independently and meet deadlines; good IT skills.
