Role Summary
The Pre-Construction Manager will oversee contract documentation, liaise with estimating, coordinate design development, manage timelines, and serve as the primary client contact during pre-construction. Responsibilities include assisting with contract finalisation, design meetings, offsite fabrication coordination, reporting, subcontractor management, and promoting preconstruction capabilities.
Responsibilities
1. Review contract documents post-award, including Employer's requirements, RFIs, programs, and qualifications.
2. Coordinate with estimating to ensure accurate tender handover.
3. Identify design development needs and establish trackers with agreed timelines.
4. Engage with clients from tender acceptance, serving as the main contact.
5. Assist in finalising contracts and report progress to the Head of Pre-Construction.
6. Attend design meetings to monitor progress and resolve issues.
7. Coordinate offsite fabrication feasibility with internal teams.
8. Provide regular updates and reports on progress, risks, and delays.
9. Assist in appointing and managing specialist subcontractors.
10. Review subcontractor proposals and manage design development and VE options.
11. Ensure M&E design compliance and track changes for client sign-off.
12. Support the estimating team in preconstruction activities and negotiations.
Minimum Requirements
* At least 5 GCSEs, including English and Maths.
* In-depth knowledge of mechanical and electrical systems (HVAC, plumbing, lighting, power).
* 3+ years in a similar MEP role (e.g., Project Manager, Contracts Manager).
* Proficiency in Microsoft Office Suite.
* Strong organisational, planning, and problem-solving skills.
* Effective team collaboration and communication skills.
* Goal-oriented and detail-focused.
