Lettings Manager – Estate Agency Location: Nuneaton Basic Salary: £30,000 – £32,000 On Target Earnings: £45,000 – £50,000 (uncapped commission) Working Hours: Monday to Friday, 9:00am – 6:00pm Saturdays: One in every two (10:00am – 2:00pm) with a day off in lieu (Thursday) An established and highly regarded independent estate and lettings agency in Nuneaton is seeking an experienced and driven Lettings Manager to lead and develop its lettings division. This is an excellent opportunity for a Senior Lettings Negotiator, Lettings Valuer, Assistant Lettings Manager or existing Lettings Manager looking to join a dynamic, close-knit team where performance is recognised and rewarded. Key Responsibilities Lettings Management and Leadership Manage, motivate and develop the lettings team to achieve performance targets Lead by example in generating instructions and closing deals Monitor team KPIs including valuations, viewings, lets agreed and revenue Maintain high service standards and ensure professional conduct at all times Business Development and Valuations Conduct lettings valuations and convert market appraisals Generate new landlord instructions through prospecting and networking Build long-term relationships with landlords, investors and local clients Identify growth opportunities within the Nuneaton rental market Compliance and Lettings Operations Ensure full compliance with current lettings legislation including Right to Rent, Deposit Protection, Gas Safety, EICR and EPC requirements Oversee tenancy agreements, renewals and property marketing Manage CRM systems and online property portals Resolve escalated landlord and tenant matters professionally Commercial Performance Drive revenue across new lets, renewals and property management services Maximise fee opportunities and increase overall branch profitability What Is on Offer Basic salary of £28,000 – £30,000 Realistic on-target earnings of £45,000 – £50,000 with uncapped commission Clear progression opportunities within a growing independent agency Leadership responsibility with autonomy to shape the department Structured working hours with a fair Saturday rota and day off in lieu Supportive team culture with strong internal dynamics Long-term career stability within a respected local business Ideal Candidate Profile Minimum two years’ experience within residential lettings or estate agency Proven track record in winning instructions and converting valuations Strong understanding of UK lettings legislation and compliance Commercially aware, target-driven and results-focused Excellent communication, negotiation and client management skills Full UK driving licence This position would suit candidates currently working as a Lettings Manager, Senior Lettings Negotiator, Lettings Valuer, Assistant Lettings Manager, Branch Manager or ambitious lettings professional ready to step into management.
