Heathgate Search is delighted to partner with a leading Real Estate business in Manchester to appoint a Building Safety Manager. It is a hybrid role and you will be required in the Manchester office 2 to 3 days per week with the other days from home.
The salary is up to £65,000 depending on experience and you will be required to:
Deliver safety case reports for all higher risk buildings as required in the Building Safety Act
Manage the Golden Thread of Information and other building safety data required to support a buildings Safety Case.
Write the Safety Case Report for all buildings
Ensure all buildings in scope of the Building Safety Act 2022 are registered with the Building Safet Regualtor.
Cordinate and cooperate the submission of the Building Assessment Certificate application with the Resident Engagement Team.
Undertake audits of Higher Risk buildings to ensure the Safety Case principals are being applied on site.
Ensure any actions attached to the Building Assessment Certificate are being addressed.
Manage a small team of Safety Case Coordinators, who will assist with the collation and management of Safety Case data.
Maintain effective scrutiny of the building safety regime, created by the Building Safety Act 2022, the Fire safety Act 2021 and the Fire Safety (England) Regulations 2022.
Draft reports as required.
Keep informed of any changes in relevant legislation and guidance by undertaking regular CPD.
Skills, Knowledge and Experience
Demonstrate the necessary levels of competence, have an appropriate professional qualification (e.g. IFE, CIOB, RICS, CIH, NEBOSH, or Fire Cert, or similiar or equivalent), membership of an appropriate professional body (e.g. IFE, IFSM or similar) and be able to demonstrate relevant experience in successfully managing complex projects and programmes of work.
Have previous experience in fire safety, facilities management, housing, asset management, data analytics, compliance, construction, health and safety, building maintenance role or safety related consultancy.
Have strong data management and interpersonal skills, with the ability to influence and develop relationships with all stakeholders, including residents and regulatory bodies.
Be pragmatic and reasonable in their approach to all issues of fire and structural safety
Have knowledge of key fire and building safety legislation and guidance, including The Building Safety Act 2022, The Regulatory Reform (Fire Safety) Order 2005, PAS 8673:2022,PAS 9980:2022, British Standards, the Approved Documents (B), The Fire Safety in Purpose Built Blocks of Flats guidance and the RICS EWS1 revised criteria.
Be able to carry out research, consult relevant guidance and devise practical solutions.
Be able to work with limited supervision, prioritise their work load, and meet deadlines.
Understand the service and maintenance requirements and timescales associated with key fire safety equipment, such as fire alarm and detection systems, EAS, emergency lighting, automatic opening smoke ventilation, dry/wet risers, firefighting equipment and passenger lifts.
Have strong communications skills, be approachable and be able to form and develop effective professional relationships with stakeholders, colleagues and clients, including the Fire and Rescue Service and the Building Safety Regulator
Be able to effectively utilise of Microsoft office software.
