Job Title: Property Accountant
Reports to: Property Management / Operations Director
Working hours: Hybrid
Robert Half is currently partnering with a Property Development business in Bristol to hire a Property Accountant on a full-time and permanent basis. The Property Accountant will be responsible for the day-to-day delivery of accounting services for AAM and a designated portfolio of managed properties. This includes overseeing rent and service charge collection, service charge budgeting and reconciliations, VAT reporting, and all financial aspects of property management accounting. The role involves close collaboration with the operations team, management surveyors, and asset managers to ensure accurate and timely reporting.
Key Responsibilities:
Property Accounting:
1. Raise rent and service charge demands, manage tenant receipts, perform bank reconciliations, and prepare financial reports, including quarterly statements and year-end service charge packs.
Service Charge Management:
2. Prepare annual budgets and quarterly forecasts, reconcile year-end accounts, issue balancing charges, and work with auditors and surveyors to ensure accuracy and compliance.
VAT & Recharges:
3. Submit quarterly VAT returns, reconcile VAT accounts, and manage recharges for utilities, insurance, and client expenditure.
Credit Control:
4. Monitor arrears through weekly reports, liaise with tenants on overdue balances, and escalate issues as needed.
Accounts Payable & Cash Management:
5. Support invoice processing, input payments, track cash flow, and complete monthly cash and bank reconciliations.
Lease & System Management (PropMan):
6. Maintain lease data within PropMan, ensuring accurate and timely setup of new tenancies and ongoing updates.
Client Reporting:
7. Produce rent and quarterly client statements, manage fee invoicing, and handle financial queries from clients.
General Support:
8. Assist management surveyors with administrative tasks and help maintain the integrity of financial and lease data.
Required Skills & Experience:
9. Experience in property accounting, ideally within a commercial or mixed-use environment
10. Knowledge of rent and service charge processes
11. Strong VAT reporting and reconciliation skills
12. Proficient in PropMan or similar systems (e.g. Yardi, Tramps, Qube)
13. Confident in Excel and general financial reporting
14. Organised, detail-oriented, and a strong communicator
Desirable:
15. Familiarity with commercial leases and property operations
16. Experience working with surveyors, lettings, or asset management teams
17. Exposure to HSBC business banking systems
