Job Title: Building Services Engineer
As the post holder, you will be expected to have extensive understanding of building services (mechanical, electrical, plumbing & associated assets). You will be responsible for effective inspection, operation, and maintenance of all associated MEP assets across the sites, focusing on critical facilities risk management and enhancing service quality through technical engineering capabilities.
You will support the Account Manager in delivering day-to-day MEP operations and lead the engineering team at 60 London Wall, following Integral/JLL processes and procedures. The role includes being an authorised person for LV electrical systems and critical infrastructure, issuing PTWs, and ensuring compliance with safety procedures.
Key responsibilities include managing daily operations, leading the engineering team, and providing technical advice/support through meetings and reports.
Key Tasks
1. Lead the on-site engineering team and coordinate with the contract administrator.
2. Manage operation of all MEP systems, including LV electrical isolations/operations, recommending improvements and preparing technical reports.
3. Assist SAP with electrical shutdowns as LV AP and handle small projects.
4. Ensure specialist vendor visits are efficient, inspect work quality, and communicate recommendations.
5. Occasionally cover early or late shifts (7am – 7pm).
6. Report work orders accurately, including critical spares/stock, using Concept and Touchpoint platforms.
7. Provide technical advice/support to colleagues and clients.
8. Attend scheduled contract meetings and complete reports.
9. Participate in health and safety activities, including reporting and toolbox talks.
10. Ensure compliance with work order procedures and risk management documentation.
11. Maintain site logbooks and shared documentation.
12. Review sub-contractor RAMS and safety documentation before work approval.
13. Issue PTWs to sub-contractors before work begins.
14. Liaise with supply chain for component orders.
15. Attend training courses as identified.
16. Conduct technical assessments and skills gap analyses.
17. Manage areas under control, maintaining standards.
18. Evaluate and escalate risks, proposing mitigation strategies.
19. Contribute to safety system improvements and innovations.
20. Complete reactive, planned, and corrective work orders, ensuring asset reliability.
21. Accurately document work and time spent, adhering to SLAs.
22. Provide quotes for additional works when needed.
Personal Specification
* Minimum 5 years relevant experience in building maintenance, including critical environments.
* LV Authorised Person or willingness to train.
* Electrical/mechanical engineering apprenticeship or equivalent.
* C&G Parts 1 & 2, or equivalent.
* 18th Edition IEE wiring and installation standards.
* Strong communication and team management skills.
* Proactive with high operational standards.
* Good IT and report writing skills.
* Ability to work under pressure, remaining calm and effective.
* Physical fitness and a smart appearance.
* Excellent customer understanding and communication skills.
* Ability to follow instructions and participate in training.
* Willingness to work outside normal hours occasionally.
* Integrity, honesty, punctuality.
* Bonus: C&G 2391 test and inspection; BS 7671:2001; HV Authorised Person.
