DESCRIPTION The EU Strategy and Transactions Manager will report to the Head of EU Real Estate and also support the Regional RE Leads for the AMZL Programme, which forms one pillar of Amazon's European Operations Real Estate organization. The EU Global Reality team is responsible for the timely completion of property transactions including acquisitions, renewals, expansions, terminations and reconfiguration of existing warehouse and parking throughout the countries in which Delivery Stations are located. The role requires someone with an ability to take a high level overview of complex asset management strategies across c. 250 sites creating long term goals / themes which will require Real Estate input and action in addition to ensuring the timely delivery of requirements that have already been defined by the Customer for Long Term Van (LTP) and Amazon Associate parking. The goal of LTP is to provide DS with the necessary space to cater for growing business volume and provide the infrastructure for an all-electric fleet by 2030. They will become SME for all Parking related initiatives across EU identifying opportunities for process improvement, real estate cost management, reporting metrics and best practice for site procurement. They will also be able to react tactically by supporting the planning, implementation and reporting of Short Term Parking (STP) requests required during Peak trading periods. Additionally they will be expected to support Regional Leads where additional capacity is needed to negotiate and acquire high value [$20MM Capital Requests] and complex AMZL projects that require self-development or leasing through build to suit agreement with a developer. They will be expected to have a demonstrable track record of delivering these types of transactions in the Industrial and Logistics property sector. Understanding and implementing the transactions process will be a critical component to providing sound strategic advice in the role. This position requires superior analytical skills, critical thinking, attention-to-detail and the ability to synthesize many moving parts and competing demands to provide clarity and awareness of the LTP Programme for Senior Leadership (Director & VP level). A sense of urgency, the ability to influence peers and members of cross functional departments, make sound judgement calls, a willingness to roll up sleeves and keep going will all be required. The right candidate for the role will have a property acquisitions background with a strong understanding of the end to end process of defining, negotiating and closing transactions that need the input of multiple internal stakeholders (e.g. launch and expansion, Design and Construction, Finance, PR/PP). They must be able to thrive and succeed in an ever-changing environment and not be hindered by ambiguity or competing priorities. The candidate will use their business acumen and analytical skills to generate and analyse metrics for data-driven decision making. Consistent ability to manage multiple priorities for efficient problem solving and management of day-to-day responsibilities within a fast-pace environment is expected. This person will need strong, effective written and verbal communication skills that are clear, succinct and data-driven. This person will need the ability to make complex ideas accessible. Key job responsibilities Partner with EU Head of Real Estate and Regional RE Leads to develop LTP acquisition strategies and tactical solves for STP. Become SME for the EU wide Plan of Record (POR) to identify opportunities for continuous improvement and cost saving opportunities capable of being driven by Real Estate. Develop and manage Real Estate metrics in partnership with Regional Leads that accurately reflect Amazon's cost of business compared with industry benchmarks; use strong analytical skills to tell the story around the metrics and supporting data for actionable insights to raise the bar on results. Partner with Amazon stakeholders, including internal customers and partners, to ensure tight alignment of strategies and tactics; facilitate knowledge sharing and proliferation of lessons learned and best practices; and drive synchronization and collaboration for shared goals. In the course carrying out Transactions: o Management of negotiations with landlords, agents and lawyers. o In-depth knowledge of the property development process including site assembly, securing acceptable permitting, financing, cost planning and industry investment profiling. o Reports and delivers results to the senior leadership team. o Responsible for implementation of a full due diligence process. o Single threaded owner of all commercial aspects to ensure the exchange and completion of property contracts to meet programme expectations. Real Estate negotiation and transaction management experience in Logistics Experience managing large capital projects with proven success in delivering on time, on budget and safely Ability to proactively monitor and control various vendor relationships and external resources (including contract negotiation and vendor management skills) Communication, negotiation and conflict resolution skills Proven track record in large scale project driven workloads with experience of reporting to multiple internal and external stake holders. PREFERRED QUALIFICATIONS Verbal and written communication skills with a high level of attention to detail.
