Job Title: Repairs & Maintenance Team Leader
Location: Berwick (base location)
Contract: Permanent, Full-Time
Hours: 37 hours per week (Monday to Friday)
Salary: £45,055 per annum (plus Duty Officer payment - OTE approx. £46,700)
About the Role
We are currently seeking a skilled and proactive Repairs & Maintenance Team Leader to join our property services team. In this role, you will lead and support a dedicated team delivering building maintenance and project work across residential properties in the North East.
You will be responsible for ensuring high-quality service delivery, developing team members, and contributing to a culture of continuous improvement. This is a hands-on leadership position, requiring both technical knowledge and strong people management skills.
Key Responsibilities:
* Lead a team delivering building repairs and maintenance projects.
* Manage internal trades staff and external contractors.
* Ensure work is completed to a high standard, on time and within budget.
* Monitor team performance and support development through coaching and training.
* Maintain compliance with building regulations, health and safety standards, and internal procedures.
* Support change management initiatives and strategic goals.
* Participate in an out-of-hours duty rota as required.
About You
We're looking for someone who is professional, enthusiastic, and committed to delivering excellent service. You should have a strong practical background in building construction, with the ability to supervise and motivate a team.
Essential Skills & Experience:
* In-depth understanding of building construction and various building trades.
* Experience working to relevant building regulations and health & safety standards.
* Strong supervisory and leadership skills.
* Experience managing performance targets and delivering services within budget.
* Knowledge of identifying and resolving issues such as damp and mould.
* Commitment to delivering value-for-money services and excellent customer care.
Qualifications:
* City & Guilds Craft Certificate, NVQ Level 2/3, or equivalent in a building-related trade or discipline.
* Up-to-date qualifications or verifiable training in areas such as:
o Working at Height
o Asbestos Awareness
o Manual Handling
o First Aid
o PASMA
o CDM Regulations
o COSHH
Other Requirements:
* Full UK driving licence (essential - travel between sites required).
* Willingness to work outside standard hours as part of a team rota.
