About The Role
Location: RG7 4AB
Main Purpose: Responsibility and accountability for the profitable and operational management and service delivery of the FES Lifecycle and Projects to meet business and contract objectives. Create and sustain a cohesive, cost‑effective team for the service delivery of the FES Lifecycle Plans and the delivery of project works. Interfacing with clients to ensure satisfactory service delivery of the contract deliverables. Identify organic and new business opportunities. Requires full understanding of the contractual conditions in which the respective contracts operate. Must possess a high level of technical competence in all Built Environment issues. Responsible for gathering project and actual condition information, collating information in the required format, and ultimately reviewing the lifecycle project delivery plan in agreement with all parties, managing through acceptance procedures of project Co(s). Assist with tendering and pricing of new works. As a member of the SEBU management team, make a broad and powerful contribution across all aspects of the SEBU. Motivated and detail‑oriented approach to planning, execution, and delivery of projects across various phases to deliver on time and on budget.
Key Responsibilities
* Create and sustain a cohesive, cost‑effective team for the delivery of contracts and projects under your control.
* Responsibility for all day‑to‑day management, control, coordination, and execution of all operations under your control.
* Ensure that project/minor works are completed on time, within budget, and to the required quality levels.
* Carry out weekly team review meetings.
* Maintain project trackers.
* Cost‑manage all lifecycle and projects in collaboration with the Commercial team.
* Client satisfaction and the quality of service provided.
* Ensure, demonstrate, review and monitor compliance to meet client expectations, organisational goals and ISO 9001, 14001, 50001 and OHSAS 18001 requirements.
* Produce reports at regular intervals detailing physical and financial progress, including monitoring of specifications by key performance indicators. Actively demonstrate performance using internal and external benchmarking processes to develop continuous improvement.
* Provide technical advice and problem‑solving function.
* Act as the main point of contact between the SEBU and the head office lifecycle team, including attendance at regional lifecycle and SEBU meetings.
* Ensure the lifecycle delivery programme is delivered and approved by clients.
* Review all site information and, where necessary, cascade information to the Facilities Cad technician for record updates.
* Accountable for all defects management activities, including issuing, monitoring and managing the process through to completion and sign‑off.
* Conduct site condition surveys, create reports, investigations and identify required works, including specifications, through to agreement with units.
* Compile the annual lifecycle report identifying works, site‑specific constraints, specifications, quantification and proposed costs for internal sign‑off on funding, and issue of the agreed information to the client.
* Obtain agreement of the lifecycle plan with the client.
* Identify and agree on any variations.
* Collate and issue any pre‑construction information under CDM.
* Lead the tendering process and contractor selection in agreement with the BU and site team.
* Monitor works progress with local teams, report regularly on progress, and fully involve in works completion sign‑off procedures.
* Attend and/or substitute for lifecycle at any bid/design related forums.
* Reassess currently available products and equipment and conduct WLC‑related studies where required, including issuing findings.
* Escalate any non‑conformance issues observed.
* Ensure all as‑built records are current, complete and up‑to‑date.
* Track performance of consultants and subcontractors and take appropriate action.
Essential Hiring Criteria
* Bachelor’s degree in Project Management, Business Administration, or a related field.
* Proven experience in project management.
* Current SMSTS certificate.
* Knowledge of project management methodologies (e.g., Agile, Waterfall).
* Proficiency in Microsoft Office Suite and project management software (e.g., MS Project, Asana, Trello or similar).
* Excellent computer and IT skills with proven knowledge of CAFM systems.
* Excellent organisational and multitasking abilities.
* Strong written and verbal communication skills.
* Ability to work both independently and collaboratively.
* Up‑to‑date knowledge of industry best practices and developments in operational and facilities management.
* Sound technical knowledge of facilities and building services.
* Strong asset management knowledge and experience of condition‑based assessments.
* Experience liaising with the FES FM helpdesk and client helpdesk on related work.
* Clear, effective and timely communication with customers and colleagues alike.
* Demonstrated contract management capability and proactive attitude.
* Capacity to work under pressure and adhere to tight guidelines.
* Proven track record in collating lifecycle/CAPEX plans and delivering on time and within budget.
* Encourage the team to create solutions that go beyond the immediate needs to add value for the customer and business.
