At Northwood Wirral Limited, we are currently looking for an experienced, well-organized, Block Manager to work directly with one of our directors managing and building this growing part of our business.
You will be managing the communal areas of multi-unit residential properties, such as blocks of flats, for clients who lease the properties. Your responsibilities will include:
1. Maintenance: Ensuring the building's structure and shared spaces are maintained, including repairs, painting, and decorating
2. Cleaning: Overseeing the cleaning of common areas and gardens
3. Inspections: Conducting routine inspections to ensure the building is in good order and complies with health and safety regulations
4. Insurance: Handling the building and communal areas insurance
5. Service charges: Collecting service charges and ground rent, and ensuring the landlord gets value for money
6. Budgets: Creating management account budgets and preparing annual service charge budgets
7. Work supervision: Supervising work on the property and communicating with property contractors to ensure they're paid on time
8. Meetings: Holding meetings to discuss marketplace and legislature changes, and dealing with leaseholder enquiries
9. Advice: Providing lease and legislation advice to individual unit owners
The successful applicant will have, but not limited to, the following skills and experience:
* 2 years experience in a block management position preferred
* Good communication and customer service skills
* Excellent time management and organization skills
* Good interpersonal skills including diplomacy and empathy
* Creativity when faced with complex problem solving
* Flexibility and adaptability
* Full driving licence
Full training will be given on the systems that we use.
Salary negotiable depending on experience
