Job Title: Senior Repairs Supervisor - Property Services\n Location: SW9, London\n Salary: £45,000 (Negotiable)\n Type: Full-Time, Permanent\n\nAbout the Role\n\nWe are seeking an experienced and ambitious Senior Repairs Supervisor to join our property services team in the SW9 area. This is an exciting opportunity for someone with a strong background in reactive repairs who is ready to take the next step toward a Contracts Manager position.\n\nYou will be responsible for overseeing day-to-day reactive maintenance works, managing a team of operatives and subcontractors, and ensuring works are completed to a high standard, on time, and within budget. This role offers clear progression into contract management, with support and training to develop your leadership, commercial, and client relationship skills.\n\nKey Responsibilities\n\n* Manage and oversee reactive repairs operations across housing stock, ensuring KPIs and SLAs are met\n * Supervise operatives, subcontractors, and suppliers, providing direction, support, and performance management\n * Liaise with tenants, clients, and internal stakeholders to ensure effective communication and customer satisfaction\n * Conduct site inspections, quality checks, and health and safety audits\n * Monitor budgets, costs, and resource allocation to ensure efficiency and value for money\n * Assist with contract administration, invoicing, and reporting in preparation for progression into a Contracts Manager role\n * Identify opportunities for service improvement and business growth\n\nSkills and Experience Required\n\nEssential:\n * Strong knowledge and experience in reactive repairs and maintenance within social housing or property services\n * Proven supervisory experience, with the ability to lead and motivate a team\n * Excellent communication skills and the ability to build rapport with clients, residents, and colleagues\n * Good understanding of health and safety compliance in repairs and maintenance\n * IT literate with experience in using job management systems\n * Full UK driving licence\n\nDesirable:\n * Experience working with contracts management processes\n * Trade background or technical qualification in a building discipline\n * Previous experience in a role with budget or cost control responsibility\n\nWhy Join Us\n\n* Competitive salary - £45k (negotiable depending on experience)\n * Clear progression pathway into a Contracts Manager role\n * Opportunity to work with a supportive and forward-thinking property services team
