North Lanarkshire Properties LLP

Building Surveyor

NLC10/NLC12 (£41,587 to £54,418)

(Appointment beyond salary point £48,958 will be dependent on the post holder having full membership of the Royal Institution of Chartered Surveyors (MRICS) or the Chartered Institute of Building (MCIOB)

An exciting opportunity has become available to join our team based in the Dalziel Building, Motherwell. We offer the flexibility of hybrid working, aligned to the needs of the service, providing a supportive and modern environment.

North Lanarkshire Properties LLP own a large and varied commercial portfolio of 970 properties producing a rent roll of approximately £6.5 million per annum.


Responsibilities

* Assist in the provision of a full range of property management services including provision of robust information to inform the development of the strategic investment plan for the North Lanarkshire Properties LLP’s property portfolio.
* Provide client advice to North Lanarkshire Council and be responsible for the programme management of a range of capital investment works.
* Deliver North Lanarkshire Properties’ condition survey programme, in line with industry recognised good practice and standards.
* Manage the preparation of schedules of condition and dilapidations, including negotiating settlements with tenants and on behalf of North Lanarkshire Council.
* Prepare schedules for planned maintenance works, life cycle programming and manage the day-to-day repairs and maintenance for the portfolio and assist with other aspects of lease compliance in the provision of a co-ordinated property service.


Qualifications and experience

* Degree in Building Surveying or equivalent and considerable experience within the property industry.
* Full membership, or working towards, of the Royal Institution of Chartered Surveyors (MRICS) or the Chartered Institute of Building (MCIOB).
* Experience of delivery, survey, design and oversight of minor and medium sized work programmes and of preparing specifications using building software.
* Working knowledge of Health & Safety/CDM regulations; knowledge of procurement regulations; experience of operating AutoCAD LT or similar software; and competent knowledge of JCT Forms of Contracts (advantageous).
* Ability to travel throughout North Lanarkshire and surrounding areas to undertake the duties of this post.
* Proficiency in Microsoft Office, excellent verbal and written communication skills, ability to work to performance standards and deadlines, and to work on own initiative and as part of a team.


Working pattern

Working Pattern – 35 Hours

Monday - Thursday: 8:45am - 4:45pm (including a 55-minute unpaid break)

Friday: 8:45am - 4:15pm (including a 50-minute unpaid break)
