Following a sustained period of success, the company is now entering a planned phase of growth and expansion, creating an opportunity for a Pre-Construction Director to play a pivotal role in shaping the next chapter of the business.
The Role
This is a strategic and hands-on leadership role responsible for overseeing all pre-construction activities across the business. You will lead the front-end of projects from initial enquiry through to contract award, ensuring a seamless transition into delivery.
Working closely with the Managing Director and senior leadership team, you will help define bid strategy, manage key client relationships, and ensure the business continues to secure high-quality, profitable projects.
Key Responsibilities
* Lead and manage the pre-construction function, including Estimating, Commercial input, and Design coordination
* Oversee the full bid lifecycle from initial enquiry through to submission and contract award
* Develop and implement pre-construction strategy aligned with the company’s growth plans
* Build and maintain strong relationships with clients, consultants, and key stakeholders
* Review and approve tenders, ensuring accuracy, competitiveness, and commercial viability
* Input into procurement strategy, programme development, and value engineering exercises
* Work closely with delivery teams to ensure a smooth handover of secured projects
* Mentor and develop the pre-construction and estimating team
* Identify opportunities, risks, and market trends within the super-prime sector
Requirements
* Proven experience in a senior pre-construction, estimating, or commercial leadership role
* Strong background in super-prime residential projects (typically £5m–£50m+)
* Demonstrable experience winning high-value, complex projects
* Excellent commercial awareness and technical understanding of high-end construction
* Strong network within the super-prime / luxury residential market
* Highly client-facing, with the ability to build trust with UHNW individuals and their representatives
* Leadership experience, with the ability to build and manage high-performing teams
