Estate Surveyor Overview
We are looking for an Estate Surveyor to join a thriving retail group.
The Estate Surveyor will manage a portfolio of retail properties and act as a key contact for property-related matters across the business. The role will involve negotiating lease terms, managing rent reviews and renewals, and ensuring all lease obligations are met.
You will work closely with Senior Management and Directors to ensure property decisions support operational and commercial objectives.
Estate Surveyor Responsibilities
1. Manage the day-to-day property matters for a portfolio of retail stores across the UK.
2. Monitor lease key dates and manage rent reviews and lease renewals in a timely manner.
3. Ensure lease obligations are met by both landlords and tenants, particularly regarding repairs and property maintenance.
4. Handle negotiations relating to lease terms, renewals, and rent reviews.
5. Resolve landlord and tenant disputes quickly and efficiently, minimising cost and disruption to the business.
6. Manage non-operational properties, including vacant units, void spaces, and sub-let commercial or residential premises.
7. Review and challenge service charge budgets, statements, and demands where appropriate.
8. Work closely with internal departments to resolve property-related operational issues efficiently.
9. Provide expert advice and guidance to the wider business on property matters.
10. Maintain and develop the property database, ensuring accurate and up-to-date records.
11. Provide updates and reports to the Head of Estates and deputise when required.
Additional Information
The Estate Surveyor must have similar experience from a previous role and be able to demonstrates strong negotiation and commercial awareness, with a good understanding of commercial lease agreements, and excellent communication and relationship management skills
