Building Caretaker (Permanent, Full-Time, ASAP Start)
Salary: £30,000Location: SE LondonHours: Monday–Friday, 9:00am–5:30pm
About the Company
One of our clients a fast-growing residential asset management organisation is seeking a dedicated Building Caretaker to join its expanding London-based team.
The role sits within the Estates Management department, who ensure the successful operation, maintenance, and optimisation of residential buildings. The team focuses on delivering high-quality property standards, managing refurbishment projects, and ensuring compliance across all assets.
The Role
The Building Caretaker will work on-site at a residential asset in SE London. Reporting to the Senior Asset Manager and working closely with an Estate Manager, you will take responsibility for ensuring the property is safe, clean, secure, and well maintained. You will serve as a key point of contact for residents and contractors, acting as the face of the company on site.
Key Responsibilities
Block & Apartment Management
* Clean and maintain communal areas, including waste facilities, ensuring high presentation standards.
* Perform daily inspections and report repairs or defects in communal spaces and apartments.
* Manage refuse areas, ensuring proper waste disposal and preventing pest issues.
* Maintain security of the building, preventing trespassing and identifying risks.
* Record tenant breaches of tenancy rules and report to management.
* Manage visitor and contractor access via sign-in systems and Permit to Work checks.
Administration & Inspections
* Maintain accurate key logs and ensure proper sign-in/out procedures.
* Complete monthly inspections of vacant properties and report required repairs.
* Conduct additional duties to support Estates, Maintenance, and Lettings as needed.
Repairs
* Carry out minor maintenance tasks including tightening fixtures, replacing bulbs, installing appliances, decorating, and unblocking sinks or baths.
* Assess reported defects to identify severity and prioritisation.
Compliance
* Perform weekly compliance checks (e.g., emergency lighting, fire alarms, AOV systems).
* Conduct regular inspections to ensure fire exits and walkways remain unobstructed.
* Carry out preventative maintenance such as weekly flushing of void units for Legionella control.
* Support contractor oversight and ensure health & safety standards are upheld.
Experience & Knowledge Required
* Proven maintenance experience in social housing or a similar residential caretaking/handyperson role.
* Understanding of Health & Safety requirements within accommodation settings.
* Awareness of safeguarding and ability to report concerns appropriately.
* Ability to solve problems, suggest improvements, and maintain effective relationships with service providers.
* Strong customer service and telephone communication skills.
* Professional, tactful approach when dealing with residents.
* Ability to collaborate with colleagues and contractors.
* IT literacy and ability to use different digital platforms.
* Organised, diligent, dependable, and flexible.
* Strong verbal and written communication skills.
