Join our Stock Condition Survey Team at L&Q
This is an exciting opportunity to join the Asset Strategy team as a Stock Condition Surveyor within our Property Services Assets Strategy division. You will play an instrumental part in helping us to better understand our stock and improve our stock intelligence, underpinning our long-term asset strategy and shaping our investment plans and expenditure of up to £200m per year in improving our existing homes.
In this role, you will be responsible for actively conducting stock condition surveys across our portfolio, ensuring any changes to stock are accurately and consistently recorded to update the organisation’s asset register. You will also ensure technical knowledge is applied to all stock condition related activities.
For an initial period you will be completing surveys within the following areas (excluding Manchester role):
* Greenwich
* Bexley
* Bromley
* Barking and Dagenham
* Havering
* Thurrock
* Croydon
* Lewisham
Moving forward, you will be assigned to work in one or more boroughs that make up L&Q’s housing stock. As you will be required to travel as part of this role, candidates must have a full driving licence and access to a vehicle.
Responsibilities
* The job entails carrying out surveys for dwellings, communal areas, garages and other L&Q assets.
* Work closely with all other staff within the Asset Strategy team, providing technical advice and support on all aspects of asset management. Capture data to ensure compliance with Decent Homes and the Housing Health & Safety Rating System (HHSRS) with knowledge of the Homes (Fitness for Human Habitation) Act 2018.
* Record all data collected on PDA or tablet for uploading into our main database. Gather information relating to previous and current planned programmes and use this data to update existing stock condition component information and updating and interpreting information retained within the asset management databases.
* Work closely with our Stock Condition Administrators, ensuring appointments are diarised and completed on time, with identified HHSRS hazards and decent home failures reported within the appropriate regulatory timescale.
* Work well within your own team and effectively engage with colleagues from other teams to solve problems and find the best solutions.
What you'll bring
* Minimum HND/HNC in construction, or similar qualification.
* Experience of undertaking stock condition surveys and developing asset investment programmes.
* Ability to identify property and customer needs and develop appropriate solutions.
* Excellent data handling and analysis skills.
* Knowledge of Decent Homes, HHSRS, Homes (Fitness for Human Habitation) Act, Gas safety, Legionella and IEE regulations.
