Job Overview
Nirvana Maintenance is seeking a proactive and skilled Maintenance Technician to join our team at Granary Quay, a premium build-to-rent property development in Glasgow, full time on site.
This role involves overseeing day-to-day maintenance activities, supervising two on-site cleaners, and ensuring the smooth operation of residential flats, common areas, and plant rooms. The successful candidate will also serve as a key point of contact for reporting issues to the Facility Manager.
Key Responsibilities
* Planned Preventative Maintenance (PPM):
* Conduct routine inspections and maintenance tasks as per the PPM schedule, including checks of plant rooms, HVAC systems, pumps, and water treatment systems.
* Perform monthly and weekly testing of emergency lighting, fire alarms, and smoke ventilation systems.
* Monitor and maintain mechanical, electrical, and plumbing (MEP) systems, addressing issues as needed.
* Reactive Maintenance:
* Respond promptly to maintenance issues reported by residents, such as plumbing leaks, electrical faults, or general repairs in flats.
* Carry out minor carpentry, plumbing, electrical, and painting tasks to ensure apartments and common areas remain in excellent condition.
* Supervision of Cleaning Staff:
* Oversee and manage two on-site cleaners to ensure communal areas, corridors, and shared facilities are maintained to a high standard.
* Provide guidance on cleaning schedules and ensure adherence to health and safety protocols.
* Health & Safety Compliance:
* Follow all health and safety regulations while performing tasks, ensuring the safety of residents, cleaners, and team members.
* Maintain clear records of all tests, inspections, and completed maintenance activities to comply with statutory guidelines.
* Reporting and Communication:
* Report maintenance issues, equipment faults, and any operational concerns to the Facility Manager promptly.
* Liaise with the Facility Manager regarding ongoing maintenance plans and any required contractor support.
Examples of Plant Room and PPM Checks:
* Boiler and Heating Systems: Inspect boilers, pumps, and pressure vessels for proper operation.
* Air Handling Units (AHUs): Check filters, fan belts, and ducting for wear and tear.
* Water Treatment: Monitor water tanks, carry out Legionella compliance checks, and ensure water hygiene standards are met.
* Lift Systems: Test emergency functions and coordinate with specialist contractors for routine maintenance.
Candidate Requirements:
* Proven experience in a maintenance technician role, preferably in residential or build-to-rent properties.
* Proficient in general repairs, including plumbing, electrical, HVAC, and carpentry.
* Experience supervising cleaning staff or other site personnel.
* Knowledge of PPM schedules and the ability to carry out inspections independently.
* Understanding of health and safety guidelines and compliance standards.
* Excellent communication and leadership skills.
* Ability to work both independently and collaboratively within a team.
