An established and highly successful Manchester based residential operator is seeking a Head of Lettings to lead its 1,500-unit portfolio.
You will take full ownership of the lettings function across a substantial Manchester portfolio, leading an established team and driving continued performance.
This is not a turnaround role. Occupancy is strong, the team is stable, and the foundations are solid. The business now wants someone who can bring modern thinking, energy, and strong leadership to elevate the function further.
You will have real autonomy and the support of senior leadership, without micromanagement.
The Role
* Lead and manage a team of: 2 Tenancy Progressors, 3 Lettings Negotiators and 1 Assistant Lettings Manager
* Oversee 1,500 residential units across Manchester
* Maintain high occupancy and strong letting performance
* Work with three external agencies
* Ensure full legislative compliance
* Drive team performance and accountability
* Introduce fresh ideas and modern processes
Reporting into the Head of Operations.
About You
We’re looking for someone who:
* Has strong residential lettings experience
* Has managed and developed a team
* Is fully up to date with lettings legislation
* Is confident stepping into established teams and cultures
* Brings energy, commercial awareness, and strong leadership
* Knows what “good” looks like in a high-volume environment
No PBSA background – this is traditional residential lettings.
Personality is key. You’ll need to be confident, credible, and capable of leading from the front.

* £40,000–£45,000 basic salary
