As a maintenance operative, you will be responsible for undertaking both planned and reactive maintenance. The role aims to carry out day-to-day maintenance supporting the Contract, Supervisor, or Management, ensuring the client's assets are maintained in a safe, efficient, and functional order.
You should be extremely well-organized, able to work within agreed timescales, respond to emergencies, and work well both as part of a team and independently.
Key Responsibilities and Accountabilities
1. Maintain and keep in good repair the client’s mechanical & electrical systems and all associated components.
2. Review and monitor sub-contractor performance during specialist service visits or repairs.
3. Maintain a safe and healthy workplace.
4. Complete simPRO / instruction sets, ensuring each step is annotated with completion confirmation and photographs.
5. Keep logbook records up to date for electrical, mechanical, and water systems, including health and safety documentation.
6. Report any issues preventing statutory planned maintenance to the Supervisor and Management.
7. Maintain comfortable environmental conditions via HVAC systems.
8. Perform reactive repairs, fault finding, and respond to BMS alarms, utilizing the system for diagnostics.
9. Identify and report potential hazards during maintenance activities.
10. Be fully knowledgeable of all plant and services, including startup, operation, checks, changeovers, shutdowns, and fault finding.
11. Conduct regular housekeeping walk-rounds to ensure plant rooms are tidy, safe, and operational as per specifications.
12. Communicate effectively with clients and end-users, both verbally and in writing.
13. Carry out maintenance, repairs, and small installations as directed.
14. Maintain safety, building compliance, and quality assurance records and documentation.
15. Develop and maintain good team relationships and keep management informed of work progress.
16. Communicate the impact of maintenance activities beforehand.
17. Share skills and knowledge to promote safe and continuous operations.
18. Immediately report hazards or safety concerns to supervisors and managers.
19. Isolate and make safe pressure systems when required.
20. Participate in out-of-hours call-out rotations and work overtime as needed.
21. Undertake any other duties as required by contract, supervision, or management.
Knowledge, Skills, and Experience
* Qualified to City & Guilds Level II/III or equivalent in Electrical discipline (essential).
* Completed 18th Edition I.E.E (essential).
* City & Guilds BS 2391 Level 3 Electrical Inspection & Testing (desirable).
* IOSH Working Safely (desirable).
* PASMA and IPAF 1b/3a/3b (essential).
* Good understanding of Electricity at Work regulations and safe working practices.
* Knowledge of BMS, Generator, Controls, Lighting Systems, ACOPS L8 (desirable).
* Experience with high voltage systems (desirable).
* Experience in maintenance, testing, and fault-finding on equipment such as boilers, ventilation, pumps, generators, switchgear, cables, batteries, and lighting.
