I am working with a commercial client who has seen their business grow by 70% in the last year and they are set to continue! With over 20 years behind them, they are in a very strong position and now is the time for them to bring a Head of Property into the fold. This is an incredible role, newly created and full to the brim with opportunity! The Head of Property will be joining to take care of and reshape a varied estate with over 40 properties in it. They are offices, depots, branches and stores and what is really key to the role is the part you will play in helping design the offices of the future programme. Looking at how people work and want to work and transitioning the offices from traditional, light industrial units into modern offices that are functional but are also places people want to congregate, work and play. A huge part of the group's success has been their work in communities, and they are keen to see how they can incorporate community spaces into some of the depots. Alongside that is the potential to develop their retail brand via shops in key locations.
Responsibilities
* Establish what a depot should look like. This will involve 2 or 3 options based on the size and location of the branch
* Strategically review the locations of depots to establish where they should be strategically and establish a plan for that transition
* Thorough feasibility studies on new and existing sites
* Create and maintain relationships with Councils at local level
* Oversee the upgrade of the existing depots or transition to and fitout of new depots
* Review strategy for leasing v buying premises
* Implement new processes for the establishment and acquisition of new depots
* Establish Facilities and maintenance structure across the estate
* Establish company-wide compliance framework
* Work with the marketing team to establish and ensure branding of sites is correct
* Establish an audit regime and monitor actions
* Establish relationships with landlords
* Review leases
* Establish relationships with lawyers, planning consultants, rating consultants, architects and other professional services for use as needed
* Create a property database
