Job location is London, with focus on London medium to high-rise projects.
Responsibilities
* A key role within Taylor Wimpey London with operational oversight of the London medium to high-rise projects.
* Accountable for the operational responsibilities of the Building Safety Act from land appraisal, pre-development, development etc.
* Responsible for ensuring the ‘Golden Thread’ is maintained at all times and all documentation is appropriately stored and managed.
* Ensure managing agents meet the KPI’s and the business units expected performance. Assist Estate & Manco Manager in carrying out re-tendering of schemes if required.
* Assist Estate & Manco Manager in overall management of agents and their performance.
* Management of all managing agents in matters relating to building safety act. Ensure any other operational issues with agents or internally are raised to Estate & Manco Manager.
* BSA checklist compliance - ensure due diligence on behalf of the RMC at all times.
* Placing and maintaining appropriate timelines for agents managing known risks and taking appropriate action should these not be met.
* Ensure all information is prepared for handover from Taylor Wimpey RMC Directors to Residents taking over RMC.
* Liaison with all directors of Mancos and internal departments where required.
* Reviewing BSA costs to the service charge budgets and ensuring these are ‘fair and reasonable’.
* Keeping up to date on all emerging legislation, case law, and regular communications to the whole BU.
* Build on our culture of “safety first or not at all”.
Experience, Qualifications, Technical Requirements
* Senior management experience in building safety.
* Experience of working on complex mixed tenure schemes.
* Proven track record in performing against set delivery objectives.
* AIRPM or above, NEBOSH and/or IOSH qualifications.
* Excellent communication skills both verbally and written.
* Proven experience in working with external main contractors.
* Strong understanding of Landlord & Tenant Legislation, Building Safety Act, Fire safety Order and other relevant statutory compliance.
