Role Overview:
Thirteen Group is on the lookout for an Empty Homes Lead to join our Housing and Communities team, as one of our new housing services leads.
As subject matter expert on empty homes management and rechargeable repairs, you’ll drive service transformation and provide casework advice on complex empty homes, decants, and turnaround challenges.
This is a roam role, so you’ll work mainly from home and at least one day a week from our fantastic office at Hudson Quay in Middlesbrough, as well as out in the community doing auditing and property inspections. We’ll need you to be flexible around business and team need, so you may need to come into the office more frequently when required

Key Responsibilities:
* Act as the escalation point for service issues related to empty homes and performance, using your knowledge to deliver great outcomes for customers.
* Collaborate with repairs, assets, and lettings colleagues to ensure homes meet standards and customer expectations.
* Lead on continuously improving our empty homes services using customer feedback and insight. You’ll monitor performance and identify ways to reduce rental loss, costly vacant properties, re-let times and minimise turnover.
* Responsible for auditing empty homes performance, ensuring cases are well-managed, compliant and timely.
* Provide guidance and training on vacant property procedures, covering tenancy termination, re-letting, recharges, and energy management
* Lead or support projects focused on empty homes turnaround and asset readiness.
About You:
* Great at building relationships, you’ll be skilled at working with contractors, repairs services, and housing colleagues to deliver timely re-lets.
* A track record of reducing void times and improving empty homes processes.
* Knowledge of empty homes management, lettings readiness, and housing asset standards.
* It would be a bonus if you have knowledge of repairs and asset management systems relating to empty homes.
* Comfortable with training and supporting colleagues, ensuring consistency in void management practice.
