Hours:Monday to Friday 9:00 am to 5.30 pm, 1 in 2 Saturdays 9.30 am to 4:00 pm
Salary: £30,000, Plus Pooled Commission
Job Summary and Key Responsibilities:
Reporting to the Branch Lettings Manager, Move Residential are seeking a Senior Property Manager to join our dedicated and dynamic team based in Allerton. As an Senior Property Manager, experience is essential. You will play a pivotal role in ensuring our customers receive the highest level of service and support. You will act as a point of contact for our tenants and landlords, assisting them with enquiries, booking appointments, and ensuring a smooth process throughout the tenancy from beginning to end.
Duties will include:
* Overseeing the Property Management department to ensure professional and courteous service is received by Landlords and Tenants and identifying opportunities to enhance service levels.
* Hold regular team meetings
* Responding promptly and effectively to internal and external complaints.
* Managing the tenancies of a group of properties from the commencement of each tenancy until the property is returned to the owner. Specifically checking and adhering to landlords' management instructions; Issuing instructions for management inspections and reporting to landlords following inspections; Issuing instructions for safety inspections including gas safety checks.
* Organising for remedial works to be completed on a timely basis.
* Advising landlords/managing agents of want of repairs.
* Obtaining estimates, issuing works orders, and chasing invoices.
* Dealing promptly with correspondence, telephone calls, and personal visits from landlords and tenants.
* Conduct End of Tenancy Reports, advising landlords and tenants of charges on tenants' deposit for cleaning, repairs, or replacements.
* Finalising the release of the security deposit on the relevant parties in line with the scheme rules in which it is held.
* Advising utility companies of tenancy changes and of meter readings at the end of the tenancies.
* Liaising closely with all departments.
* Responding immediately to any lack of security or essential services or any danger to tenants or the public associated with landlords' property.
* Serving appropriate notices, where the landlord or tenant wishes to end a tenancy.
* Dealing with landlord statement queries.
* Dealing with extensions and renewals.
* Achieving and maintaining relevant industry qualifications.
Skills required:
* Minimum of 3 years' experience within residential Property Management at a Senior/Property Manger position or higher
* Have received a Pass grade in ARLA/Propertymark Level 3 qualification in Lettings and Property Management (Preferred)
* Be passionate about delivering exceptional customer service
* Have experience of supporting staff development
* Have strong organisational and time management skills
* Have the ability to work under pressure and towards deadlines
* Have strong communication skills and confidence in building rapport with a variety of stakeholders
· A full UK driving license.
