Role Overview This is an exciting and varied opportunity for a Property Manager to join a dynamic team on a 12-month fixed-term contract (with potential to extend). You will be the first point of contact for reactive maintenance, handling communication with landlords, tenants, and contractors, and managing a portfolio of properties. Key Duties Manage a portfolio of residential properties, dealing with daily property management tasks. Handle incoming maintenance issues, issue work orders, and keep landlords and tenants updated. Carry out check-ins and check-outs, prepare inventories, compile reports, and finalise deposit returns. Notify landlords of tenancy issues, rent arrears, or notices to leave. Maintain safety certificates log and ensure compliance across all properties. Sign off maintenance jobs, upload and close invoices, and update management systems. Track and chase keys, manage utilities, and log meter readings for tenancy changeovers. Attend weekly team meetings and report on property management progress. Schedule and carry out interim inspections and send reports to landlords and tenants. Project manage property refurbishments, upgrades, and insurance works within budget and timescale. Prepare and submit HMO applications to the local authority. Provide holiday/sickness cover for the property management team and assist with lettings enquiries as needed. Perform general administrative and operational tasks to support the smooth running of the department. Key Skills & Experience Minimum 1 year’s experience in property management or lettings. Excellent communication, organisational, and multitasking skills. Positive, proactive, and customer-focused approach. Strong attention to detail and problem-solving abilities. ARLA Propertymark Level 6 Technical Award (or equivalent) – desirable not essential. Full UK driving licence – essential.
