Residential Living Recruitment are looking for a hands-on, experienced Maintenance Technician to work within a landmark Build to Rent (BTR) development in Birmingham. Youll play a key role in delivering quick and effective maintenance services, preparing apartments for new residents, and preserving the property's standards and safety.
Job Title: Maintenance Technician
Salary: Up to £30,000 Per Annum
Shift Pattern: Monday Friday, Weekends if required.
Key Responsibilities
Reactive & Preventive Maintenance
Respond to maintenance requests promptly
Perform routine inspections and preventive testing to avoid downtime and safety issues
Work with external contractors and suppliers when needed
Apartment Turnovers & Repairs
Prepare vacant apartments for new tenants (painting, repairs, cleaning, fixture updates)
Conduct quality control checks before move-ins
General Repairs & Troubleshooting
Handle a variety of repairs: leaks, electrical faults, carpentry, drywall, cosmetic issues
Replace or fix small appliances and fittings
Emergency & On-Call Support
Participate in a rotating on-call schedule for after-hours emergencies
Escalate urgent issues appropriately and resolve promptly
Inventory & Supplies Management
Maintain accurate logs of tools and materials
Order and manage stock in line with operational needs
Documentation & Reporting
Log maintenance activities, time spent, incident reports, and materials used
Report recurring issues or potential capital expenses to the management team
Resident Interaction & Service Excellence
Communicate clearly and respectfully with residents during service visits
Provide updates and explain completed repairs
Notify residents of upcoming works or access needs in advance
Common Area & Exterior Support
Assist in maintaining lobbies, gyms, lounges, corridors, and outdoor areas
Perform minor landscaping, bulb replacements, and support larger works with contractors
