They are looking for a Social Housing Asset Manager who understands this philosophy and prioritizes residents in their asset management practices.
As a small, local, Registered Provider of Social Housing, they set high standards for housing provision in the Borough. Many of their properties are now reaching ten years old, and they aim to establish strong foundations for managing their assets in the short, medium, and long term.
The organisation seeks an experienced Social Housing Asset Manager to oversee the day-to-day asset management of a portfolio of 300 homes and plan for their future investment.
DUTIES
Your duties as a Social Housing Asset Manager will include:
* Developing and implementing an effective asset management strategy aligned with strategic plans
* Providing contract oversight and performance monitoring of managing agents and partnership organizations, including measuring service delivery against KPIs
* Being the designated stock expert, with thorough knowledge of their stock, its users, and its condition to drive maintenance and improvements
* Contributing to the preparation and management of the organisational Business Plan, ensuring coherence with the Asset Management Plan to support service delivery and budget setting
* Overseeing major repairs, refurbishments, and upgrades
* Ensuring regulatory compliance with all current and future safety regulations
* Maintaining thorough stock condition oversight, data analysis, and cost forecasting to guide future investment
* Managing property-related budgets for repairs, improvements, and lifecycle costs, with responsibility for up to £500k
* Identifying financial risks and making recommendations for cost-effective asset strategies
* Preparing and presenting business reports as required
* Reporting to the Board, Shareholders, senior Council colleagues, and Elected Members on key programs and performance
* Leading the development and implementation of policies, procedures, and service standards to ensure compliance and best practice
CANDIDATE REQUIREMENTS
* Ability to create and implement a long-term asset management plan
* Knowledge of changing building safety regulations for social housing providers
* Proven track record managing large-scale asset management projects, budgets, and timelines
* Flexibility to adapt strategies across supported, general needs, and leasehold housing
* Effective relationship management with Managing Agents
* Excellent verbal and written communication skills with stakeholders
* Degree and/or postgraduate qualification in a relevant subject
* Housing qualification to at least CIH Level 4 or willingness to work towards it
* Excellent digital/ICT skills and confidence with digital transformation
* A driving license and access to a car
* Experience working within local government and political environments is desirable
