Customer service and team

* Working Pattern is '5 days in 7' with shift pattern scheduled by rota, including weekend working.
Operational Duties
* Operating within a team of 3 Maintenance Operatives, including a Senior Maintenance Operative, reporting directly to the Facilities Manager.
* Supporting the Facilities Manager with the completion and allocation of maintenance requests.
* Conducting routine inspections of premises and equipment.
* Performing preventative maintenance, completing training as necessary to help complete relevant tasks.
* Ensuring timely completion of reactive repairs and maintenance across the development, reporting any issues or trends.
* Overseeing contractors when professional repairs are necessary.
* Diagnosing mechanical issues and correcting them.
* Repairing machines, equipment, or structures as necessary.
Maintenance Operative Requirements
* Experience performing routine maintenance.
* Skilled in the use of hand & power tools, common tools such as hammers, hoists, saws, drills, and wrenches.
* Experience with residential plumbing systems and maintenance.
* Experience with domestic electrical systems and installations.
* Confident in using office systems, including email, to evidence strong communication.
* Ability to take apart machines, equipment, or devices to remove and replace defective parts.
* Ability to read & understand blueprints, repair manuals, or parts catalogues as necessary.
* Confident in painting and decorating residential units.
* Experience with precision measuring instruments or electronic testing devices.
* Confidence in the use of smart technology is preferable.
* Strong organizational and follow up skills.
* Eye for detail.
* Professional presentation and attitude.
* Ability to maintain focus while working individually.
* Strong time management skills.
This role includes a 5% discretionary bonus.
