Mechanical Project Manager – Small Works Location: London (Site-Based) Sector: Mechanical & Building Services, Commercial Projects Employment Type: Full-Time, Permanent Working Hours: 07:00 – 16:00 Role Overview The Mechanical Project Manager will deliver multiple concurrent mechanical and building services projects, including reactive works and business-as-usual activities, in line with agreed programmes, budgets, and commercial objectives. Mechanical package values typically range from £50,000 to £400,000. The role involves close collaboration with clients, estimators, engineers, and site delivery teams from early planning and design through to delivery, handover, and close-out, maintaining strong control of cost, programme, quality, and health and safety throughout the project lifecycle. Key Responsibilities * Deliver multiple projects concurrently to agreed programme, budget, and commercial targets. * Manage projects from design and planning through to completion, handover, and close-out. * Coordinate internal teams, subcontractors, suppliers, and commissioning parties. * Build and maintain effective working relationships with clients and key stakeholders. * Prepare and manage construction programmes, budgets, and project documentation. * Monitor costs, manage variations, and report performance to senior management. * Ensure RAMS, site records, and compliance documentation are produced and maintained. * Oversee site activities, labour coordination, and resource allocation. * Ensure compliance with health, safety, environmental, quality, and regulatory requirements. * Attend project and client meetings, ensuring accurate records and actions are maintained. * Complete QA files, as-built drawings, and O&M manuals at project close-out. Experience & Qualifications You will have a minimum of three years’ experience in a Project Manager role with a main contractor, delivering mechanical or building services projects within commercial environments. A valid CSCS Card and IOSH Managing Safely or SMSTS (or equivalent) certification are required, along with a full UK driving licence. Candidates must be able to commute within approximately 50 miles or one hour of London and provide two professional references. Desirable Additional management training such as ILM, degree-level education, technical authoring experience, First Aid certification, and a DBS check (or willingness to complete one) would be advantageous. What’s on Offer The role offers a salary of £70,000 – £80,000 depending on experience, plus a car or travel allowance and a project performance bonus.
