The brief
Run the day-to-day tenancy lifecycle for a privately owned, multi-million-pound residential portfolio. No juggling multiple external landlords—this is an in-house role where you control quality, compliance, and turnaround end-to-end.
What you’ll own
* Check-outs & move-outs: Arrange and conduct check-outs, collect keys, capture meter readings, assess condition, and document thoroughly (photos/reports).
* Property records: Keep the property management system fully up to date—notes, actions, documents, and media.
* Maintenance coordination: Log issues, brief contractors, track progress, and agree pragmatic solutions with tenants.
* Lead handling & pre-quals: Use the software/CRM to triage enquiries and pre-qualify prospective tenants quickly and accurately.
* Inbox & comms: Stay on top of the central inbox; respond quickly, clearly, and professionally.
* Viewings: Schedule, confirm, and conduct viewings with a professional, no-nonsense approach.
* Applications & checks: Ensure the right terms are issued, ID captured, Right to Rent verified, and referencing completed end-to-end to tight SLAs.
* Inventories & inspections: Produce detailed inventories using the company app; complete six-monthly inspections and drive any follow-on actions.
* Diary ownership: Plan your routes, prioritise your workload, and keep everything bang up to date.
* General support: Pitch in where needed—this is a practical, hands-on team.
What you’ll need
* Residential property/tenancy management experience in either an in-house landlord setting or a lettings environment (agency background not required).
* Solid understanding of the tenancy lifecycle (viewings → application → checks → move-in → inspections → move-out).
* Confident with property software/CRMs and producing clear photographic/report evidence.
* Own car and full UK driving licence (essential).
* Calm, methodical, and proactive—with strong written and verbal communication.
