Background
Swindon Borough Council is investing £250 million over five years to improve safety, compliance and tenant experience following a C3 regulatory judgement. Reducing void turnaround times and returning homes to use quickly is a key priority within this improvement programme.
Your New Role
As Service Manager - Voids, you will lead the end‑to‑end delivery of the voids service across the housing portfolio, ensuring empty homes are brought back into use quickly, safely and to a good standard. You will be accountable for performance across the entire voids turnaround process, from inspection through to completion and re‑let. Working closely with operational teams, contractors, lettings colleagues and residents, you will provide clear leadership and assurance that homes meet required lettable and housing standards. With responsibility for a significant budget and a mixed delivery model, you will oversee workforce planning, contract management and performance monitoring, balancing speed with quality to minimise rent loss while maintaining a strong focus on customer experience. You will also drive service improvement, strengthen governance and use performance data to support informed decision‑making.
What You’ll Need to Succeed
You will have experience leading voids, repairs or maintenance services within a local authority or social housing setting. A strong understanding of housing standards, asset management and contractor oversight is essential, alongside experience managing teams, performance and budgets. A relevant property or construction related qualification is desirable, as is a recognised health and safety qualification.
