Job Title: Pre-Construction Manager Job Summary: The Pre-Construction Manager is responsible for overseeing and managing all pre-construction activities, including bid management, procurement, estimating, and client/stakeholder coordination. This role plays a crucial part in securing new projects and ensuring seamless transitions to the construction phase. Key Responsibilities: Lead the bid management process, including bid/no-bid decisions, tender evaluation, and submission of competitive proposals Collaborate with business development teams to identify new project opportunities Conduct risk assessments, value engineering, and scope analysis for potential projects Manage the procurement process, including subcontractor selection, package preparation, and tender analysis Prepare detailed cost estimates, budgets, and schedules for proposed projects Coordinate with design teams, clients, and stakeholders during the pre-construction phase Ensure compliance with relevant building codes, regulations, and safety standards Develop and implement pre-construction processes and procedures Participate in client presentations, interviews, and meetings as required Facilitate a smooth handover to the project delivery team upon contract award Qualifications and Requirements: Extensive experience in pre-construction management, estimating, and procurement Strong understanding of construction methods, materials, and building systems Proficient in reading and interpreting construction drawings and specifications Excellent analytical, problem-solving, and decision-making skills Effective communication and negotiation abilities Familiarity with construction contracts and legal frameworks Knowledge of building codes, regulations, and safety standards Proficiency in estimating software, MS Office suite, and project management tools Degree in Construction Management, Engineering, or a related field (preferred) Professional certifications (e.g., MCIOB, SMSTS, CDM) are highly desirable
