Contract with a Local Authority
Job Summary:
• Team Supervisor (Operations – Electrical) required to manage and co-ordinate day-to-day responsive repairs and operational works within Building Technical Services.
• The role involves supervising trade operatives, allocating work, conducting inspections, and ensuring works are completed to agreed standards, timescales, budgets, and contractual requirements.
• The postholder will work closely with managers, surveyors, contractors, and tenants to deliver a high-quality, value-for-money repairs service.
Key Duties/Accountabilities (Sample):
• Plan, supervise, and control the daily workload of trade staff to meet service demands and contractual targets.
• Allocate work orders and appointments, ensuring effective use of labour and resources.
• Conduct site inspections and diagnostics for responsive repairs, specifying works, materials, and costs using schedules of rates.
• Monitor quality, progress, and compliance through regular and random inspections, initiating remedial works where required.
• Supervise contractors and sub-contractors on site, providing technical guidance as necessary.
• Monitor and authorise timesheets, job tickets, purchase requests, and stock control.
• Identify property defects and recommend appropriate action, including tenant recharges, to the Team Surveyor.
• Support recruitment, supervision, performance management, and disciplinary processes for staff.
• Respond to emergencies, attend evening meetings, and participate in standby rotas as required.
Skills/Experience:
• Proven experience in building maintenance and responsive repairs.
• Experience supervising trade operatives and managing day-to-day operational workloads.
• Strong knowledge of schedules of rates, specifications, and materials management.
• Ability to inspect works, diagnose faults, and specify remedial actions.
• Good understanding of health & safety legislation and building regulations.
• Strong planning, organisational, and time-management skills.
• Confident communication skills when dealing with staff, contractors, tenants, and stakeholders.
• Ability to prepare technical reports, estimates, drawings, and specifications.
• Competent IT skills including word processing, spreadsheets, and email systems.
• Recognised building trade qualification (e.g. City & Guilds) or equivalent supervisory experience.

• Location: Luton (with travel to sites and depots as required).
