Reporting to the Area Manager, you will manage a temporary accommodation portfolio comprising contracted housing management services through MHM’s registered providers. You will be responsible for tenancy management, tenancy sustainment, income management, welfare benefits advice, ensuring properties are in good condition, and health and safety risks are identified and corrected. This role is mobile-based, covering one primary location.
You'll be responsible for the following:
1. All face-to-face interactions with tenants, landlords, and local authorities, including regular property visits and ensuring all parties adhere to their contractual agreements.
2. Carrying out viewings, signing up new tenants, explaining tenancy terms & conditions, assisting with housing benefit applications, and showing tenants how to use property equipment.
3. Conducting property checkouts, compiling specifications for re-let, and ensuring properties meet contractual & legal standards prior to re-letting.
4. Liaising with the Income Collection team to maximize rental income, signposting tenants to welfare and benefits services, and issuing warnings or notices for nonpayment.
5. Identifying repairs needed to meet contractual standards and deciding on repair responsibilities.
6. Managing tenancy breaches (e.g., noise nuisance) and anti-social behaviour, including gathering evidence, reporting, serving statutory notices, and attending court or evictions when necessary.
7. Identifying clients requiring additional support, arranging support, and liaising with support providers and statutory agencies to help clients maintain their tenancies.
8. Collecting data during property visits and updating IT systems for accuracy and currency.
9. Performing regular property inspections.

* Experience in residential lettings

* Experience in housing management within public and private sectors
* Clean full driving licence
* Strong IT skills (Word, Excel, online systems)
* Understanding of The Housing Health & Safety Rating System (HHSRS)
* Ability to write and present reports
