Role Overview
ABM UK is seeking a forward-thinking and experienced Site-Based Operations Manager to lead the soft services function at a brand-new, high-profile multi-use complex in West Kensington, London. This landmark development will include corporate offices, event venues, leisure facilities, and restaurants, and is currently in the pre-opening phase.
Reporting to the Operations Director, you will play a critical role in the development and mobilisation of the site, including operational planning, team recruitment, and service alignment. Once operational, you will lead the day-to-day delivery of services and deputise for the Operations Director as required.
This is a full-time role requiring full flexibility, including weekend work and shift-based availability, to meet the demands of a dynamic, high-footfall environment.
Key Responsibilities
Pre-Opening Phase:
· Collaborate with project teams, contractors, and stakeholders to align operational plans with the site’s development timeline.
· Develop and implement service delivery strategies tailored to the unique needs of a mixed-use environment.
· Lead the recruitment, onboarding, and training of the soft services team, scaling resources in line with phased openings and occupancy levels.
· Establish site-specific procedures, schedules, and compliance frameworks in preparation for go-live.
· Participate in site readiness reviews, snagging, and mobilisation meetings to ensure operational readiness.
Operational Phase:
· Manage the delivery of cleaning, hygiene, waste, landscaping, and related services across a complex, high-footfall environment.
· Act as the on-site lead, maintaining a strong presence and ensuring service excellence across all areas.
· Deputise for the Operations Director, taking full responsibility for site operations and client engagement when required.
· Coordinate services around events, peak periods, and tenant requirements, ensuring minimal disruption and maximum efficiency.
· Conduct regular audits and inspections to ensure compliance with health and safety regulations and ABM standards.
· Lead, develop, and motivate a multi-skilled team, fostering a culture of accountability and continuous improvement.
· Manage budgets, staffing levels, and consumables to ensure cost-effective service delivery aligned with contractual KPIs and SLAs.
REQUIRED SKILLS AND EXPERIENCE
· Significant experience in operations management
· Proven track record in delivering high standards of cleanliness and hygiene
· Experience in budget forecasting and controlling
· Strong communication and leadership skills
· Good IT literacy
· Health & Safety Certificate
· Knowledge of cleaning equipment, products, and modern window cleaning techniques
· Familiarity with waste handling procedures and environmental standards
