Job Description
The Role
You'll lead and coordinate the turnaround of empty properties, ensuring repair works are completed on time, within budget, and to a high standard so homes can be re-let efficiently.This is a hands-on operational leadership role working closely with contractors, housing teams, and maintenance services.
Key Responsibilities
* Manage voids and empty homes repair programmes
* Oversee contractors delivering maintenance and reinstatement works
* Monitor KPIs, quality standards, budgets, and service performance
* Ensure properties are ready for reletting within target timescales
* Support and deputise for the Housing Maintenance Manager when required
* Work collaboratively with Housing, Tenancy, and Accommodation teams
* Ensure compliance with Health & Safety and Building Regulations
* Produce reports and performance updates for senior management
About You
We're looking for candidates with experience in:
* Social housing, property maintenance, or housing management
* Voids/empty homes or responsive repairs
* Contractor management and performance monitoring
* Budget management and KPI reporting
* Building maintenance or housing legislation/compliance
Essential Requirements
* Minimum 3years' experience in:
o Building maintenance/construction OR
o Housing management/social housing
* Strong communication and organisational skills
* Ability to manage workloads and prioritise effectively
* Knowledge of Health & Safety and Building Regulations
Desirable
* Experience working for a social housing provider or local authority
* HNC/HND in Construction, Building, or Housing
* CIOB or CIH accreditation (or working towards)
* Experience using housing or repairs management systems
