Summary of Role: Are you ready to take ownership of a dynamic residential portfolio and play a key role in delivering an outstanding living experience for tenants? We are looking for an experienced, proactive, and highly organised Residential Property Manager to oversee the day-to-day running of our residential properties. This is an opportunity to bring your expertise to a varied and rewarding role where no two days are the same.
Responsibilities
* Property Maintenance & Operations: Take pride in ensuring properties are always well-presented, safe, and fully compliant. Coordinate with trusted contractors to deliver efficient repairs and maintenance. Carry out regular inspections to maintain high standards across the portfolio.
* Tenant Relations: Be the go-to contact for tenants, providing support and resolving queries with professionalism and care. Manage the full tenant lifecycle: from referencing and check-ins to renewals, rent reviews, and checkouts. Handle deposits and mediate disputes when required, ensuring a fair and transparent process.
* Financial Management: Oversee rent collection and associated fees, helping to maximise the financial performance of the portfolio.
* Legal & Compliance: Keep ahead of the latest legislation, including the Renters Reform Bill, ensuring full compliance across all properties. Manage legal processes when required, including evictions, with a professional and balanced approach.
* Administration & Collaboration: Maintain accurate and up-to-date records for tenancies, finances, and maintenance. Communicate effectively with tenants about policy changes, notices, and rent reviews. Collaborate with internal teams to deliver a seamless service.
Requirements
* Experience: At least 2–3 years in residential property management or a related field.
* Qualifications: ARLA or TPI qualified (or willing to work towards).
* Skills: Strong knowledge of property management systems and UK housing legislation; excellent communication and conflict-resolution abilities; financial management skills and confidence handling tenancy processes; proficiency in Microsoft Office with strong attention to detail and organisation.
