Homes for Students is the UK’s largest independent provider of Student Accommodation. We are currently looking for a Regional Revenue Manager to join our Sales team, working 40 hours per week, from 9.00am to 5.30pm Monday to Friday.
Purpose of the role: The Regional Revenue Manager will deliver a robust sales strategy across their allocated properties, work with internal and external stakeholders to achieve occupancy targets and maximise revenue opportunities, and encourage behaviours that increase lead generation, conversion and retention. You will manage the end‑to‑end sales process, analyse results, identify new opportunities and continually improve conversion performance. You will also support campaigns, monitor competitive activity and pricing, and ensure each property’s proposition is fully understood by the team.
Working arrangements: The role is based remotely, but the successful candidate will need to spend part of the week visiting properties in their geographical area and occasionally travel nationally for meetings. Overnight stays may be required infrequently.
Accountabilities / Responsibilities
* Launch and deliver a sales strategy per property that achieves both occupancy and revenue targets.
* Monitor key sales metrics and demographic indicators, spotting trends, concerns and opportunities.
* Highlight opportunities to drive revenue within the sales cycle and communicate required changes to internal teams and clients.
* Liaise with the Head of Revenue to adjust agent and incentive budgets/strategy as needed.
* Deliver the sales strategy at the start of each cycle, obtaining client approval for pricing and budgets.
* Manage the client relationship from a sales perspective, including updates, approvals and attending client meetings.
* Drive retention, ensuring rebooker targets are met and customers are targeted through onsite activity.
* Track all sales metrics, ensuring a clear journey through the sales funnel.
* Work with site teams to log all enquiries and enforce sales processes and policies.
* Review and improve the customer sales journey on site, including viewings, social media activity and student reviews.
* Complete sales PVRs across the region – target of 2 per property per year.
* Co‑ordinate and deliver sales training sessions to improve overall knowledge and conversion performance.
* Support property teams to achieve summer revenue targets.
* Collaborate closely with Regional and Area Managers and attend regional meetings to discuss performance and share best practice.
* Demonstrate knowledge of the booking system and handle feedback change requests.
* Complete competitor analysis and maintain awareness of the wider student marketplace.
* Show depth of product knowledge for all properties in the region, including propositions.
* Suggest local lead‑generation initiatives and work with marketing as required.
* Manage relationships with the International Business Development Manager, Partnerships Manager and agents.
* Identify key international agents to support specific property requirements.
* Develop local relationships for referral and nomination deals, securing nominations agreements within the region.
* Comply with Health and Safety working practices and be flexible with team collaboration.
* Support open days and check‑in weekends as required.
* Produce written reports and manage budgets analytically.
* Use Microsoft Office Suite (Word, Excel, Outlook) and PowerPoint for presentations.
* Work effectively with minimal supervision, meeting tight deadlines and contributing to a team.
* Demonstrate organisational, time‑management and negotiating skills, presenting to stakeholders when required.
* Maintain a positive, performance‑driven attitude, motivating and engaging teams.
