We are looking for Land Rights Officer who would like to help us reach our mission to "earn customer loyalty and drive business growth by providing consistently excellent service".

Purpose of this role

To be part of the land rights department overseeing all land rights transactions for the Group's assets i.e. gas, electric, fibre and water. Engaging with all customers and key stakeholders to ensure efficient progression of sites and that final power connections can be achieved when required. Undertaking tasks relevant to the team/assisting with other duties as required. To maintain excellent customer service at all times. Responsibilities may be in the area of land/title searches, legal plans and document approval as well as admin tasks relating to archiving, data entry and similar.

Your key responsibilities are

Working with solicitors acting for BUUK, proactively facilitate various types of land rights transactions in order to secure the applicable legal rights for the company's assets.

Review, negotiate and/or approve agreements within the transactions, as per company policies and guidance.

Review and authorise legal plans for each transaction, in line with the company's policies and guidance.

Progress transactions in the applicable timescales to ensure legal protection is secured prior to utility connection dates.

Proactively and efficiently undertake the process to seek applicable consents and documentation from private landowners to secure land rights within their land ownership.

Utilise the Land Registry Portal to undertake land title searches to establish land ownership.

Utilise the applicable systems to undertake local authority searches to establish ownership status of roads/ footpaths.

Progress/assist with the various general land rights queries that arise.

Professionally liaise with internal and external customers as applicable to ensure all transactions progress in a timely manner.

Professionally liaise with upstream utility network owners, when necessary, to ensure their land rights are secured within the applicable timescales, escalating any delays/potentially adverse changes in their processes as required.

Any other duties as required by the manager.

Qualifications

GCSE in Maths and English or equivalent

Experience/Knowledge

Familiar with working in a busy office environment.

Abilities/Skills

Excellent verbal communication skills.

Excellent telephone manner.

Ability to work independently, as well as part of a wider team.

Ability to perform well under pressure and to tight timescales when required.

Excellent attention to detail with accurate results.

Effective communication skills at all levels.

Sound decision making with ability to prioritise own work.

Good organisational skills.

Timely, efficient and accurate data entry.

Proficient in the use of use Microsoft.

Desirable

Experience/understanding of various land rights methods (eg Transfer/Lease/Easement).

Experience/understanding of the Land Registry portal / land ownership searches, in principle.

Experience/understanding of land rights transactions.
