The Role
We are seeking to recruit a Group Property Portfolio Team Coordinator to support the EWG Portfolio Team providing administrative support in respect of the Group Portfolio to maximise value and income. This role is part time at approximately 15 hours per week.
Your main duties and responsibilities will include but not be limited to:
* Liaise with tenants and Credit Control internally and at Tandem to ensure any arrears of rent or other charges are fully recovered including instructing bailiffs to recover.
* Provision of property reports from Qube providing details of rent reviews, lease expiries, vacant premises etc
* Updating internal reports including Board Reports, Deal Sheet, Investment Opportunities etc
* Maintenance of property management files and trackers e.g. lease events schedules, insurance etc as required.
* Arranging site visits and inspections.
* Insurance – Review annual schedule, update details, liaise with other departments to ensure level of cover is correct. Arrange cover for new properties, ensure sold property is cancelled and insurers are notified of works. Recharge tenants accordingly. Also arrange for RCAs and recover costs where possible. Notify insurers of any other changes in cover.
* EPCs – Regularly review schedule to ensure EPCs are up to date.
* Business Rates – Admin support to Assistant AM as required.
* Invoices – Process non-recoverable invoices for payment for all properties, raise POs etc
* Ground Rents – Admin support to Assistant AM as required.
Skills/Knowledge
Essential
* Experience in property administration and debt recovery.
Desirable
* Understanding of commercial property leases and Landlord and tenant responsibilities.
