Our client is a privately owned property developer, specialising in renovating large buildings in to modern, flexible office space. Their portfolio of properties is primarily in the northwest of England.
To continue their growth they are looking to move from an outsourced model to an in-house Portfolio Property Managers. The ideal candidate will be an experienced, commercially aware Property Manager, willing to take ownership of the operational management of a growing commercial property portfolio. This role is suited to a self-starter with 5+ years experiene managing a portfolio and who is motivated by autonomy, professional pride, and delivering a best-in-class management service. This role and company would really suit someone who is tired of corporate politics.
The successful candidate will initially manage three buildings, with responsibility increasing as new properties are acquired. The expectation is that, in time, the individual will lead the Property Management function, shape operating standards, and ultimately run the department with control of its own P&L and resources.

Key Responsibilities
Portfolio & Operational Management
Lead day-to-day operational property management across the commercial portfolio.
Act as the primary liaison for tenant-based operational matters.
Oversee all planned and reactive maintenance, including supplier performance, SLAs and value.
Conduct routine site inspections, produce reports, and maintain an action log.
Maintain building documentation, compliance records, risk registers and operational manuals.
Compliance & Risk
Manage statutory compliance cycles (e.g. FRA, EICR, Asbestos, Water Hygiene).
Ensure actions arising from compliance reports are completed and documented.
Coordinate insurance administration and claims management.
Support ESG/EPC operational implementation and sustainability initiatives.
Finance & Service Charge
Prepare annual service charge budgets for approval.
Manage SC expenditure, procurement and contract tendering within authority levels.
Produce accurate year-end service charge reconciliations.
Provide operational financial commentary, forecasts, and risk insights.
Tenant & Stakeholder Engagement
Support tenant onboarding, inductions and move-ins/outs.
Deliver clear, professional and timely communication to tenant contacts.
Build positive long-term relationships that balance empathy with commercial discipline.
Growth, Development & Department Build-Out
Contribute to operational playbooks, systems and standardisation.
Identify resource requirements as the portfolio grows.
Lead or contribute to onboarding of new buildings.
Build business cases for new processes, systems or third-party providers.
