Job overview

This is a development role with the Apprentice working towards the Property maintenance operative (level 2) and may not lead to a substantive position on completion. The post holder will be required to undertake and complete a period of 27 months training, including the End Point assessment under the direction and supervision of a member of the team. They will undertake; with Harlow College training to complete all work based and academic elements to progress through the programme. The post holder will assist with the provision of an efficient and cost-effective maintenance and repair service to all properties owned or leased by the Trust.

Main duties of the job

The principal duties are to be a member of the Estates maintenance team of operatives who will undertake daily, the full servicing and delivery on a wide range of plant and equipment. Duties will include Pre-Planned Maintenance duties as well as reactive works to all electrical components in accordance with the level of training, knowledge and understanding.

Carry out routine maintenance tasks, PPM work and minor repair work identified by the Estates Building Officer as being appropriate to the grade and ability of the post holder Gain a sound working knowledge of the minor work of maintenance assistants in other disciplines as required.

Actively participates in the Estates Management Information System, providing technical feedback information necessary to operate the system.

Undertake other routine unskilled work, including general labouring, washing of fleet vehicles, tidying boiler houses/workshops etc.

Detailed job description and main responsibilities

Liaise with other maintenance staff and customers with regards to progress of maintenance work and solution of possible problems

Ensure all work is carried out in a safe manner always following the appropriate risk assessment

Attend all training courses as required to maintain the ability to carry out the role

Carries out maintenance activities both above and below ground, at heights and in confined spaces.

Works outdoors and indoors in office and clinical environments. Moves heavy materials, equipment and manhole covers.

Works on occasions with materials contaminated with process effluents and sewage. Ensures that work is always undertaken in accordance with Health and Safety requirements, maintaining a safe environment for self, colleagues, patients, staff, contractors and visitors to the Trust.

Responsible for ensuring all equipment (e.g. power tools, workshop machinery) is used safely and effectively by self and others, following manufacturer’s instructions, immediately reporting any defects in accordance with local procedures.

May be required to undertake other semi-skilled work or to assist with tasks outside core skills but within established competence, to meet service need.

Provide first line problem solving for faults requiring repair

Analyse faults and problem by interrogating manufacturer’s instructions and manual and use own knowledge to formalise solutions

Manages own allocated workload on a day-to-day basis.

Maintaining responsibility for ensuring own work meets required standards.

Follow Trust policies in own role, may be required to comment on maintenance policies and procedures.

Contributes to continual safety and quality improvement activities as part of the team.

Personal duty of care to complete time sheets, mileage forms, expense claim sheets etc., accurately and in a timely manner, providing receipts as required.
