Job Title: Branch Manager
Location: South Manchester
Salary: up to £35,000 per annum plus bonus
Role: Permanent – Full-time
The Opportunity
We are recruiting for an ambitious and commercially driven Branch Manager to lead the launch and growth of a new office within a fast-scaling property business.
This is a unique opportunity to take ownership of an established portfolio from day one, while also driving new business growth and building a high-performing local operation.
You’ll have the autonomy to run the branch as your own, with full accountability for performance and growth.
The Role
You will take full responsibility for managing and expanding a portfolio of multi-let (HMO) properties across South Manchester and surrounding areas, combining operational management with business development.
Key responsibilities include:
· Leading the set-up and day-to-day management of a new branch operation
· Managing an existing portfolio of properties, ensuring high occupancy, strong tenant experience, and landlord satisfaction
· Driving new business by winning landlord instructions through networking, referrals, and direct outreach
· Overseeing the full lettings process – enquiries, viewings, offers, and move-ins
· Ensuring properties are maintained, compliant, and regularly inspected
· Building and managing strong landlord relationships, acting as the primary point of contact
· Monitoring key performance metrics including occupancy, arrears, and portfolio growth
· Hiring, coaching, and developing a team as the branch expands
This is a hands-on leadership role where you will balance operations, people management, and commercial delivery.
How Success is Measured
Your performance will be measured across a number of key commercial and operational metrics, including:
· Growth of the managed portfolio
· Occupancy levels and void management
· Rent collection and arrears control
· Landlord retention and satisfaction
Bonus is directly linked to the achievement of agreed performance targets.

About You
We are looking for a commercially minded property professional who thrives in an autonomous, growth-focused environment.
You will ideally have:
· Proven experience within lettings, property management or branch leadership, ideally with HMO / multi-let exposure
· A strong track record of winning new business and growing portfolios
· Experience managing teams or leading operations within a branch or portfolio environment
· Strong organisational and leadership skills, with the ability to manage multiple priorities
· A proactive, results-driven mindset and ability to work independently
· Excellent communication and relationship-building skills
· A full UK driving licence and access to your own vehicle
