What we are recruiting for:
We are recruiting a Commercial Manager (Quantity Surveyor / Project Surveyor) to join our UK Regions Construction business on a circa £300m major heritage refurbishment project in Manchester City Centre.
The Commercial Manager will lead the commercial management of work packages of significant scope, complexity, and value. Responsibilities include managing works contracts, collaborating with the Project Manager(s) to ensure compliant, coordinated, and commercially sound proposals and outputs in terms of design and cost, and undertaking all levels of internal and external reporting.
* Understand and implement commercial & financial procedures and reporting systems.
* Maintain detailed cost forecasts and reconcile between value and actual cost.
* Report accurately on monthly forecast final accounts.
* Understand the relationship between cost, value, and profit.
* Forecast and monitor cash flow.
* Support the project manager in managing risks and opportunities.
* Perform risk modelling.
* Understand JCT notices and payment criteria.
* Carry out interim valuation of work to ensure timely payments to contractors.
* Manage early warning and change processes per project controls.
* Be skilled in claims avoidance and defense.
* Procure robust packages, understanding package interfaces and design risks.
* Prepare tender documentation, applying principles of lump sum, re-measurable, and provisional allowances.
* Manage work contracts effectively throughout the project delivery.
Experience & background:
* Degree in Quantity Surveying or relevant academic achievement.
* Hold or be working towards RICS or CIOB membership.
* Experience with reputable Main Contractors as a Commercial Manager or Quantity Surveyor.
* Strong verbal and written communication skills.
* Understanding of building programmes, technology, and construction methods.
* Ability to read drawings and design information.
* Experience in variations and Loss & Expense processing.
* Confidence in preparing monthly cost reports and forecasts.
* Knowledge of measurement, valuation, contractual laws, and legislation.
