About the role
We are seeking an experienced and forward‑thinking Head of Property Investment to lead major capital and revenue investment programmes across our Rented, Care and Homeownership portfolios. With responsibility for a regional budget of around £40m and a team of approximately 20 colleagues, this is a high‑impact leadership role at the centre of our Property & Assets directorate.

You will shape long‑term investment strategy, ensure our properties remain compliant and fit for the future, and lead a customer‑focused, values‑driven service that delivers meaningful improvements to homes and communities.
What you’ll be doing
4. Leading delivery of all planned capital and revenue investment programmes across your region, ensuring homes are safe, compliant and well‑maintained.
5. Overseeing stock condition survey programmes and ensuring accurate, timely data informs long‑term planning and regulatory reporting.
6. Managing a complex, multi‑site investment portfolio including major works, remediation, decarbonisation and Connected Homes activity.
7. Building strong, collaborative relationships with contractors, supply chain partners, Property Services, Sustainability, and Housing & Care operations.
8. Ensuring all works meet statutory and regulatory requirements including CDM, Building Safety, Fire Safety and planning/building control.
9. Embedding robust project, financial and contract management frameworks to deliver programmes on time, to scope and on budget.
10. Leading, developing and empowering a high‑performing regional team, supporting colleagues through transformation and cultural change.
11. Identifying opportunities for service improvement, innovation and value for money across the investment lifecycle.
12. Supporting development of short‑, medium‑ and long‑term investment plans based on validated asset data and customer insight.
What you’ll bring
13. Extensive senior leadership experience in a national housing association or property‑related organisation, managing dispersed teams and large‑scale investment programmes.
14. Strong understanding of social housing regulation, care environments (including CQC) and emerging government policy.
15. Proven success managing high‑value, complex partnering contracts (NEC/JCT) and delivering excellent customer outcomes.
16. A track record of leading teams through change and embedding effective, efficient working practices.
17. Commercial and financial acumen, with experience in procurement, risk management and performance frameworks.
18. Ability to translate legislation and regulation into practical, deliverable solutions.
19. A creative, pragmatic approach to problem‑solving and service improvement.
20. Degree‑level education or equivalent experience; professional qualifications (MCIOB, MRICS, CIH) desirable.
