The White Lady Beer House (formerly Royal Victoria) is a large pub located in the popular coastal town of Prestatyn, opposite the train station, creating high footfall. The town centre is only a five-minute walk away and offers numerous local amenities. Prestatyn is a seaside community in North Wales on the Irish Sea coast, east of Rhyl, and is highly popular with tourists and day visitors. The town's railway station is on the North Wales Coast Line, connecting to Holyhead and Chester.
Pub Layout
On entering, you are welcomed into the main bar with a facing servery. This area includes darts, gaming machines, and live sports screens. To the right are the ladies and gents toilets. Fixed and loose seating provide space for up to 40 covers. At the rear, there's an area with loose seating, a pool table, and a darts board. This leads to a partially equipped, sizable catering kitchen with good access throughout the pub. Outside, there is a paved patio with benches and a sheltered smoking area. Although there is no dedicated car park, street parking and nearby pay-and-display car parks are available.
Trading Style
The White Lady is a community pub in a prominent location, attracting both locals and tourists. Historically, it hosted pool and darts teams and had entertainment such as karaoke, bands, and quiz nights. The pub has been popular for food, appealing to both locals and visitors.

We seek a local individual or couple who will engage with the community. The successful applicant should demonstrate a clear plan to develop the pub further, with enthusiasm and charisma to implement it.
Additional Information
Annual Rent: This is the lowest rent for a full tie. Reduced ties may increase effective rent via Tie Release Fees. Rent is billed weekly in advance. Start-up rent may be negotiable.
Security Deposit: Held on account and returned upon exit, based on final account and property condition. Typically 25% of the headline rent, with potential for negotiation.
Working Capital: Recommended amount for daily operations.
Stock: Valued on the day of takeover, including unbranded glassware, unopened bottles, wines, spirits, and unopened or opened kegs (if unopened).
Fixtures & Fittings: Items bolted to floors/walls or free-standing, including furniture.
Training: £350 – Attend our 7 Steps to Sales Success online training over two days before signing a long-term agreement, covering marketing and business strategies.
Service Charge: £63.33/week for the Admiral Taverns Premium Maintenance Package, covering compliance, statutory obligations, and equipment repairs, with access to e-learning.
