Using asset performance and condition data, recommend and implement an annual asset investment plan and create a longer term strategy for the replacement and upkeep of all buildings and retail infrastructure. Ensuring projects are prioritised within budget, safe/legal operations and maximised asset up time. You will:
1. Plan and execute an annual asset renewal programme of circa £100M across all asset disciplines in all Asda locations - including, but not limited to, delivery of PFS, Express and Fire & Electrical, Lifts, Security, Travellators & Compliance projects.
2. Implement additional emergency and unforeseen projects as required.
3. Ensure all projects are compliant with Construction Design & Management Regulations 2015 and approved/allocated in line with Asda governance with regards costing and approvals.
4. Projects to be delivered with all statutory requirements satisfied, gaining landlords, planning, warrant approvals along with adhering to internal way of working.
5. Manage and develop an effective contractor and consultant base to deliver excellence in implementation by challenging costs, tendering, and procuring to achieve best value and ensure optimum spend of available budgets.
6. Develop a business plan forecast position for 3 and 5 year spend requirements. This includes consideration of asset life cycle costing data, building condition reports, risk registers and awareness of external regulatory factors.
7. Align with business strategies & agendas including ESG and ensuring design implementation is fit for the future. Ensure flexibility in planning to account for changing needs of the business.
8. Engage and coach your team of construction project managers to ensure motivated and enthusiastic delivery of regional projects that adhere to the national project needs.
9. Ensure key internal stakeholders are communicated to efficiently and involved in project development where required. Working particularly closely with Asda Cost, PMO and Finance teams
