Salary: £45,000 £60,000 + car allowance, fuel card & bonus scheme
Location: Wessex Region
About the Role
We are recruiting for an experienced Quantity Surveyor to join a well-established property services and construction business covering the Wessex region.
This is a fantastic opportunity for a commercially focused professional to take ownership of a portfolio of projects ensuring they are delivered on budget, on time, and to the highest standards.
The role is ideal for someone with experience in refurbishment, maintenance, painting, or void contracts who thrives in a fast-paced environment and wants to play a key role in driving financial success across multiple projects.
Key Responsibilities
1. Project Commercial Management
Take full responsibility for the financial and contractual performance of assigned projects, from tender award to final account.
Deliver projects in line with budgets, client requirements, and company objectives.
Maintain oversight of all commercial activities, ensuring profitability targets are achieved and risks are managed.
2. Tendering, Measurement & Estimating
Accurately measure and price works using bills of quantities, schedules of rates, and design-and-build specifications.
Contribute to the preparation of competitive and commercially sound tender submissions.
Liaise with operational teams to ensure tenders are realistic and achievable.
3. Cost Control & Forecasting
Implement strong cost management procedures across all projects.
Produce and maintain detailed Cost Value Reconciliation (CVR) reports.
Forecast outcomes and highlight risks, opportunities, and margin improvements.
4. Subcontractor & Supplier Management
Procure and negotiate subcontractor packages and supplier agreements.
Monitor subcontractor performance and resolve disputes or variations professionally.
Ensure subcontractor payments are accurate, timely, and compliant.
5. Applications, Invoicing & Payments
Prepare, submit, and negotiate applications for payment.
Manage invoicing processes to maintain positive cash flow.
Resolve client queries promptly and maintain strong relationships.
6. Health, Safety & Compliance
Ensure all commercial decisions align with Health & Safety legislation.
Support safe working practices and ensure compliance in procurement and planning.
7. Reporting & Analysis
Produce monthly reports and presentations for senior management.
Provide analysis of financial performance, risks, and opportunities.
Recommend commercial strategies for improved project delivery.
8. Collaboration, Leadership & Mentorship
Support and mentor junior members of the commercial team.
Promote strong communication between operational and commercial teams.
Represent the commercial function professionally in all meetings.
9. Continuous Improvement
Identify opportunities to reduce costs and improve efficiency.
Introduce best practices in procurement, contract management, and reporting.
Candidate Profile
Qualified in Quantity Surveying or Construction Management (Degree, HNC/HND, or equivalent).
Proven experience managing commercial aspects of construction, refurbishment, or maintenance contracts (painting experience desirable).
Strong track record in cost control, forecasting, and subcontractor management.
Excellent understanding of contract types including JCT, bills of quantities, schedules of rates, and design-and-build contracts.
Proficient in Excel and client reporting systems.
Proactive, detail-oriented, and confident in negotiation and communication.
Able to work both independently and collaboratively in client-facing roles.
