We are looking for a process driven Assistant Quantity Surveyor to join our maintenance team based in Cornwall who collectively are responsible for all responsive and void maintenance works across Cornwall.
The successful candidate will be responsible for preparing costs and sales for maintenance and void contracts on an ongoing basis throughout the month.
This role requires previous use of, and strong understanding, of the NHF schedule of rates. This also requires a solid understanding of construction processes, and effective communication abilities.
Accountabilities/Responsibilities
* Assist in preparing accurate cost estimates for projects during tendering.
* Support in developing and maintaining project budgets.
* Gather and analyse data on material costs, labour, and equipment.
* Help in preparing and managing contracts, including reviewing terms and conditions.
* Monitor contract compliance and assist in resolving disputes or variations.
* Assist in managing sub-contractor contracts and agreements.
* Measure and value work completed on-site to prepare valuations.
* Assist in preparing and submitting client payment applications.
* Handle subcontractor payments and ensure timely reconciliation.
* Support procurement of materials and subcontractor services.
* Assist in obtaining quotes and negotiating favourable terms with suppliers.
* Monitor project costs and prepare regular cost reports.
* Identify cost-saving opportunities and flag potential overspends.
* Support in preparing final accounts for projects.
* Participate in resolving financial or contractual issues that arise.
* Ensure all work adheres to legal, contractual, and company standards.
* Maintain accurate records of costs, contracts, and communications.
Qualifications
* A degree or diploma in Quantity Surveying, Construction Management, or a related field.
Key Skills & Experience
* Driving License
* Background in Social Housing
* Strong numerical and analytical skills.
* Basic understanding of construction methods and building regulations.
* Good communication and negotiation skills.
* Ability to work effectively in a team and manage multiple tasks.
* Attention to detail and problem-solving abilities.
