Building Services Manager (MEP) – £40m Major Education Project
Location: Split between Central London Office & Site (Kent/East Sussex) – Highly suited to candidates based in the either region
Contract Type: Permanent
Salary/Package: £80 - 85k+ Car Allowance + Travel + package
The Opportunity
We are partnering with one of the UK’s leading and most respected Tier-1 Main Contractors to source an experienced Building Services Manager to lead the MEP delivery on a flagship £40 million Department for Education (DfE) project in Kent.
Operating with a highly effective hybrid model, your time will be split between driving the pre-construction/procurement stages from the vibrant London regional office and overseeing live delivery on-site in Kent. This geographical setup makes it an exceptional opportunity for an established MEP/Building Services professional living in or around the Kent region who wants major project exposure without a daily central London commute during the delivery phase.
Key Responsibilities
As the Building Services Manager, you will take total ownership of the mechanical, electrical, and public health packages from early technical review through to successful commissioning and handover.
* Project Leadership: Lead the MEP strategy on a £40m educational facility, ensuring delivery aligns with strict DfE output specifications.
* Design & Coordination: Review MEP design proposals, identify buildability issues early, and manage technical queries between the design team and specialist subcontractors.
* Subcontractor Management: Manage the procurement, onboarding, and day-to-day site performance of key tier-2 MEP subcontractors.
* Quality & Compliance: Ensure absolute adherence to QA/QC standards, statutory compliance, and modern building safety regulations.
* Commissioning & Handover: Formulate, execute, and manage robust commissioning, testing, and soft-landings programs.
* Stakeholder Engagement: Act as the primary mechanical and electrical point of contact for client representatives, site teams, and local authorities.
About You
To be successful in this role, you should demonstrate the following:
* Proven Track Record: Extensive experience as a Building Services Manager / MEP Manager working for a recognized Main Contractor.
* Sector Experience: Prior delivery experience on major DfE, higher education, or equivalent large-scale public sector frameworks (£20m+ values) is highly advantageous.
* Technical Expertise: A strong core background in either Mechanical or Electrical engineering, backed by excellent multi-service coordination skills.
* Qualifications: Valid CSCS card, SMSTS certification, and ideally an HNC/HND or Degree in Building Services Engineering (or equivalent trade background).
* Location: Commutable to both Central London and Kent sites.
